Our work focused on proving buildability. We roughed in a driveway, secured septic design approvals with the NYC DEP and local Board of Health, completed wetland delineation with the DEC and DEP, and developed home designs that fit the site. What had looked like a constrained recreational parcel became a credible homesite. The property is surrounded by thousands of acres of protected land, including private estates with conservation easements and NYC forever-wild land. Once we clarified the development path, the same restrictions that made the parcel difficult became part of its value: a small, buildable homesite inside a much larger protected landscape.

We are positioning the property for sale with an expected 1.75x MOIC.
