Yaun Road

We acquired this 6-acre property on Yaun Road in Livingston Manor, NY in 2025, and sold it roughly a year later in early 2026. When we acquired it, the land was easy to overlook: a relatively steep meadow lot with winter-only views and no obvious development story. It was not remarkable on its own. A buyer would have had to figure out access, septic feasibility, where to build, what the home could be, and whether the project made financial sense.

Our work was focused on clarity, not heavy capital expenditure. We built a driveway, secured septic permits, visualized home plans, projected development costs, and positioned the site around its highest and best use: a second home for a NYC-based young family. The value creation came from showing what the land could become and giving a buyer a credible path to get there.

Solution

The property sold at a 1.75x MOIC, with limited capital required beyond the original acquisition. That’s what made Yaun Road a strong Places Capital investment. The buyer got a de-risked project with access, septic, visualized plans, and a clear path to permitting, financing, and construction.

Result

Our investors earned a strong return without a heavy improvement budget. And the town got a better outcome without us pressing against its increasingly restrictive subdivision policy. We created value by turning an overlooked meadow lot into a legible, buildable second-home opportunity.
